If you rent from a private landlord or letting agency and your tenancy started before 2 January 1989, you will probably have a regulated tenancy. Regulated tenants have very strong tenancy rights. Your landlord can only evict you if they have a reason, or 'ground', to do so. This section lists these reasons and explain how the eviction process works.

If your landlord tries to evict you, get advice from a Shelter advice centre or Citizens Advice or other agency as soon as possible. It may be possible to stop or delay your eviction. Use the Advice Services Directory to find help near you.
