Repairs in new build homes

If you live in a new build home and find that repair work needs carried out, it's important to check whether the work is covered by the home's warranty.

What is a warranty?

Most new build homes come with a warranty, which insures the house against structural problems for ten years. For the first two years, the developer is responsible for putting right any faults covered by the warranty. After that, you will have to make a claim to the warranty provider.

Only structural problems are covered by the warranty. It won't cover you for:

  • small cracks that appear due to shrinkage and 'drying out', as the building materials settle and contract

  • problems caused because you failed to maintain your home properly.

What do I do if the damage is covered by the warranty?

If the damage that needs repaired is covered by the warranty, you should either contact:

  • the developer, if the home was built within the last two years

  • the insurance provider, if the home was built over two years ago.

What if the damage isn't covered by the warranty?

In this case, the damage may be covered by your buildings insurance. This may be the case if the damage was caused by:

  • fire, storms, earthquakes or floods

  • leaking or burst water pipes

  • subsidence, heave and landslip

  • vandals.

If the damage isn't covered by your insurance, you will have to pay for the repairs from your own funds. However, in certain circumstances you may be able to get a grant to help pay for repairs.
