Ending a regulated tenancy
This section looks at how a regulated tenancy can be ended by both the tenant and the landlord.
It is important to note that a regulated tenancy offers very strong security of tenure. Even if the contractual period of the tenancy is brought successfully to an end by the landlord serving a notice to quit, the landlord would still have to obtain an order for possession on one of the prescribed grounds to terminate the statutory tenancy that will automatically arise after the contractual or protected tenancy is ended.
If you're advising a client with a regulated tenancy who is at risk of eviction please speak to a specialist housing law solicitor.
