Landlord ends the tenancy
The special feature of the short assured tenancy is the landlord's guaranteed ability to recover possession at the expiry of the lease contract.
The provisions for ending the tenancy in this particular way are contained in section 33 of the Housing (Scotland) Act 1988.

During the contractual period, the short assured tenancy behaves just like an assured tenancy, therefore it is open to the landlord to pursue recovery of possession on breach of tenancy grounds. In such a scenario, the landlord is bound to follow the procedural requirements pertaining to termination of a normal assured tenancy and, depending on the grounds for recovery, may have to prove reasonableness.
